Let's be honest... is there such a thing as a perfect floorplan?
Building for the second time, has made me realise that no matter how much you think you've thought about everything, there will always be something that you've forgotten to change or that you thought you would save money on doing it after handover but turns out it probably cost you 10 times more..
Hence why, I've designed a package specifically to help you with this. What we will go through together in the appointment is what changes need to be made for you to achieve a very close to perfect floorplan. Whether you're building a 16sq home or a 50sq home, there will always be something that can be improved on.

But let's talk about it a bit more in detail first....
For me, having the perfect house and the perfect floorplan is an un-realistic expectation. What you can do on the other hand is this:
- Make a list of all your must-haves!
When I say must-haves its not that $3000 chandelier that you've seen on the block and fell in love with. Your must-haves are things that have to done and planned ahead before building starts and things that you know would regret not having later on
- Make a list of all the structural changes
Structural changes to a floorplan are the things people hesitate the most on. "Will moving that wall 100mm to the left be worth the $1000 bill that comes with it?" . Well let me tell you, YES! Sometimes it can be worth doing.
Although this was our second build, we've missed changing a couple of things too. One of the mistakes was not changing our wardrobe walls to be 600mm deep. For all you lovers of the IKEA pax, you don't want to have to end up with 350mm wardrobes just because of you forgot about it. Make that decision pre-build and early on if possible. If you really want to have Ikea wardrobes, familiarise yourself with the wardrobe sizes and ask your builder to make your walls 10mm bigger depth and width wise than the overall measurement of the cabinets together. Using the Ikea Pax Planner will help you get that overall measurement.
REMEMBER: Walls can always be a bit out of level, Never allow for the exact measurement, always allow for at least 10-20mm extra to be safe.
- Be aware of walkways and spaces
Part of my job is to work with floorplans everyday and it astounds me to see the amount of people that make this mistake.
Just a simple thing like increasing the size of your Island Bench without checking measurements, can be something you can regret for a very long time.
- Storage
One of the things People often miss during planning stage is THE AMOUNT OF STORAGE.
How many of you actually have this problem in your home? How many of you got fooled by how neatly organised the Display home pantries and wardrobes were?

- Bedroom sizes
How many of you moved into your homes and realised afterwards that the bedrooms were either too big or too small? Getting this type of thing right from the start is so important when building so you don't regret not having any wasted/unused spaces or not having enough space to walk around your furniture
